    Land & Property Services has published the draft schedule of values for over 75,000 non-domestic (business/ commercial) properties in Northern Ireland.

    Before you start

    On Thursday 29 January 2026, the Finance Minister John O'Dowd announced a pause of the Reval 2026 process. This page will be updated when the next steps are confirmed.

    This is a chance for you to check out the draft value on your property, neighbouring properties or same sector properties in advance of the new rate bills that take effect from 1 April 2026.

    You can find valuations for non-domestic properties online via the green button. You will be able to:

    • check the draft property valuation details
    • check other local properties in the postcode area
    • view FAQs and more information about draft valuations
    • request an informal review of a draft value

    NI Reval2026 rateable values are based on rental levels as at 1 April 2024, a date which was set by legislation. That is why LPS contacted ratepayers in 2024 asking for rent and lease information.

    The valuation details presented is not your rate bill, it is only one part of the calculation. The other parts are:

    • the regional rate (set by Northern Ireland Executive)
    • the district rate (set by the district council where the property is located)
    • any reliefs you are entitled to which LPS applies to your bill automatically

    You will not be able to see the breakdown of certain valuations, for example pubs, hotels, filling stations, as these are based on trading information and are subject to strict GDPR regulations.
