    Land & Property Services (LPS) provides a valuation for all properties in Northern Ireland which are subject to rates.

    How non domestic property is valued

    Non domestic property in Northern Ireland is assessed on the basis of its rental value (known as the net annual value or NAV). The current valuation list for non domestic properties became operative on 1 April 2023 and is based on rental values as at 1 October 2021. Please note that your rateable value (NAV) is not your rate bill.

    Each non domestic property has been valued in line with comparable properties in its locality.

    Some non domestic properties require a specialist assessment to reflect their particular characteristics for example schools, licensed premises, petrol filling stations, sporting facilities. The valuation of such properties involves the application of specialised methods of assessment, which may involve examination of the property's receipts and expenditure, or its estimated replacement costs.     You can find your NAV on your rate bill or you can use the link below to check the NAV of individual non domestic properties. You can also use this link to make an online application to have your valuation reviewed if you feel that your NAV is not correct.

    To make an application you can search for your property by postcode, via the map or by using the advanced search option. This will bring up the address and valuation of the property. Once you find your property you can use this service to apply for a valuation review.
