    Land Registry commenced the design, build and implementation of a new IT solution to replace LandWeb on 1st April 2025.

    This new system will deliver the following benefits;

    • Improved Quality of Service
    • Increased process efficiency and workforce productivity
    • Improved system functionality
    • Better data analysis and information management
    • Increased Value for Money
    • Greater flexibility to respond to change

    To prepare for the implementation of the new solution Land Registry are undertaking a project to structure the electronic Land Registry Register and Statutory Charges Data in LandWeb to enable it to be transferred in to the new system. In late June 2025, our existing electronic Land Registry Folio and Statutory Charges data will be migrated and structured into a new format using an automatic migration tool.

    This data will be validated for accuracy by a project team before it goes live on the Registers.  As the team validate the data, you may notice incremental changes to folios; unstructured legacy data entries will be struck through and replaced with a structured entry.

    Practitioners are advised that where a folio, priority or statutory charge search states “Catch-up” on the search results, this will indicate that validation of the folio or statutory charges is taking place. Practitioners can continue to register or cancel entries on the Land Registry Register or Statutory Charge Register even where ‘catch-up’ is shown so this should cause minimal disruption.

    Solicitors are also advised that minor changes as to how data is entered on the E-Registration Portal and LandWeb Direct will take place in late June 2025. Guidance is attached to explain these changes.  It is anticipated that the Data Cleansing and Restructuring Project will take 14 months to complete.
